Encompass Electronic Document Management
Encompass Electronic Document Management (EDM) addresses one of the main inconveniences involved in processing a loan—document handling—and allows loan officers, processors and brokers to electronically request, receive and store borrower documents within Encompass. This saves time, eliminates the need for endless faxing and overnight mail and ensures that the loan file remains complete, up to date and entirely secure. Plus, all files are electronically archived for up to seven years within Encompass so you can easily find and access past borrower data.
Using EDM, you can electronically request and receive documents from borrowers, Realtors, underwriters and lenders. You can easily convert paper loan documents such as borrower applications, appraisals, bank statements and closing packages into electronic images and store them in an electronic folder (the eFolder) within your loan file. Documents such as the 1003 and GFE, services ordered through Encompass and electronic documents requested and received in Encompass will also be stored in this folder so all the elements of your loan file will be conveniently accessible in one place.
Requesting and receiving documents is easy for you and your borrower. When you have a form to send your borrower, an email alert will direct them to a secure site, where they can download the form and fax it back to a toll-free number. A cover page routes the fax right back into your loan file in Encompass. When you are ready to submit your loan package to the lender, you can send it quickly and electronically—directly from Encompass.
Initial eDisclosures
Encompass significantly simplifies the required disclosure process with the capability to electronically send and track federal and state disclosures for all 50 states. This service is included with Electronic Document Management and is available for all editions of Encompass (Standard, Professional, Custom, Banker and Encompass Anywhere).

With EDM’s status online feature, you can post status updates right from Encompass to a secure web page that your borrowers and partners can access at any time.
You can customize how status online works for you, choosing the filters, such as milestones and documents, and the timing of your updates. Options include automatic updates, reminders when you exit a loan, reminders every set number of days or the option to do all status updates manually.
The process is just as easy for borrowers and Realtors. They can access the online status page 24/7 and will receive automated emails with messages you can customize notifying them of changes to their loans.
